When planning a move, understanding Tokyo’s real estate market’s seasonal fluctuations can help you make informed decisions and potentially save on costs.  

The rental market in Tokyo typically experiences two distinct periods:  

  • the busy season (繁忙期 
  • and the off-season (閑散期) 

 

Busy Season – January to March

This period coincides with significant life events in Japan, such as graduations, job placements, and academic year transitions, leading to a surge in relocations. 

Consequently, real estate agencies are at their busiest, handling numerous property viewings and lease agreements. The influx of tenants results in a high turnover of available properties, including new constructions timed for completion before the new fiscal or academic year.  

Due to high demand, landlords are less inclined to negotiate rent or anything related to move-in costs, and moving companies often charge premium rates, especially during weekends and holidays. 

 

Off-Season – July to August

During these summer months, the rental market slows down. Fewer people are seeking new accommodations, allowing real estate agents to dedicate more time to each client.  

This period offers potential advantages, such as increased willingness from landlords to negotiate on rent, initial fees, or even property upgrades like installing new appliances.  

Additionally, moving companies may offer more competitive rates due to decreased demand. However, the downside is a reduced number of available properties, as fewer tenants vacate during this time. 

 

Seasonal Overview 

  • April to June: The market begins to calm after the busy season, though some activity persists from individuals who couldn’t secure a property earlier or prefer to avoid peak moving times. 
  • September to October: Known as the “second busy season”, this period sees increased activity due to corporate personnel transfers. 
  • November to December: A quieter time in the rental market, with real estate agencies preparing for the upcoming busy season by gathering new property information. 

 

Tips for Prospective Tenants 

  • During the Busy Season: Act swiftly when you find a rental that you want to live in, as desirable listings are quickly taken. During busy season, very attractive rentals often get taken within just a few hours of being on the market! Be prepared for limited room to negotiate on terms, as well as higher moving expenses. 
  • During the Off-Season: Take advantage of the slower pace to thoroughly assess properties and negotiate favorable terms. Keep in mind the potential for a limited selection of available listings.
